Building to a detail
A large Social Housing provider in Scotland had ongoing compliant from tenants concerning water ingress and draft through their front and rear entrance doors.
The Design and Build contractor was adamant that the doors in question had bowed and were the cause of the concerns. There was conflicting opinion between the builder, the manufacturer and indeed the client and still, whilst all this disagreement continued, tenants were suffering ongoing issues.
We were called in to give an independent review of the doors and the installation by the landlord’s Legal Counsel.
After 3 days of investigation a number of issues were discovered, but the two main contributors to the water of wind ingress were due to construction details not being followed at the build stage.
The timber frame construction required a lining in the cavity to take the fixing of the doors. It had never been installed, on all 76 properties surveyed. This resulted in the door frame never being installed correctly and day-to-day movement of the doors and thermal distortion through the seasons of the year, had resulted in the frames being, on a number of levels in twist.
In addition it was apparent that the concrete threshold had been installed the wrong way round, with the intended run off, that was meant to run into the drainage chanel actually running off towards the door and creating puddling whenever it rained. This pudling would seep through the drain holes within the door threshold and create a water ingress at the foot of the doors.
